Putting a Damper on Movement at One Dalton
Boston's newest high-rise was designed to sway slowly in the wind like a tree, but its residents would never know that.

It isn’t often that you have a chance to change a city skyline with an iconic new tower. Designed in partnership with Pei Cobb Freed & Partners for developer, Carpenter & Company, the new Four Seasons Hotel and Private Residences will be New England’s tallest residential tower and the Back Bay anchor to Boston’s high spine.
Given the project’s proximity to the historic neighborhood streets and the landmarked First Church of Christ Scientist campus, the design incorporates thoughtful approaches that mitigate the dramatic difference in scale and complements its surroundings with a modern aesthetic. The tight, three-sided parcel informed the building’s gently curved triangular form, which also relates in plan to the nearby Mother Church.
The new curved, glass-clad, LEED Silver high-rise is a five-star hotel with full amenities on the lower floors and luxury condominiums above. The tower’s residential units feature operable bay windows reminiscent of the area brownstones, but articulated in a new 21st century expression. With sweeping views in all directions, the private residences are already some of the most coveted real estate in the city. The building’s unique form allows separate and private access for residents and hotel guests; and the lobby, café and restaurant enliven the adjacent streetscape.

This is a signature project in many ways for Boston—one that put us in an elite group with only a few other cities around the world.
